A diverse neighborhood has been created in Berlin-Tegel, featuring apartments, office space, a daycare center, and rooftop gardens, all nestled in the natural surroundings of Lake Tegel. Together with project developer Dirk Pfeifer (Empira Group), we take a look at the completed project.

Why is the asset attractive?

  • All the major stores for daily necessities, as well as the “Hallen am Borsigturm” shopping center, are within walking distance
  • Transportation connections by public transit or car are excellent
  • In addition to Lake Tegel, the Tegel Forest and Jungfernheide also offer opportunities for local recreation
  • Through redesign measures and project optimization, the leasable area was increased by approximately 1,680 m²
  • Sponge City Principle: Rainwater retention basins and optimized infiltration on the roof surfaces and in the underground parking garage
  • Solar panels on the rooftops generate 55% of the energy consumed
  • Construction of a daycare center with 70 spots
